Questions to ask a builder other than price per square foot.

We get it; consumers ask this question because they don't know what other questions to ask. Here are six additional questions you can ask to help you search for a home builder.

1.What type of construction will be used in my home?

Whether it is traditionally built onsite, panelized, or modular, you want to know what type of construction is going to be used. This will give you insight into if there are any restrictions to your build.

2. What type of homes do you build?

The question above should follow the question of what type of homes this builder specializes in: custom homes, tract or spec homes, and or builder-grade homes. Each of these has different processes, service levels, and price points. Hence, it is essential to know that if you are looking for a custom home, you are working with a custom home builder, and if you are looking for a low-budget home, a custom home builder may not be putting in low-grade materials that can make that happen.

3. How soon will my house be dried in?

A dried-in structure means you have roofing underlayment, roofing finished, and a weather barrier on the exterior walls, windows, and doors installed. We've all seen the homes being built, and the foundation and framing are left exposed to the elements for many weeks or months. Excessive exposure can cause issues down the road, so it is important to know how soon your framing will happen after the foundation is set. Then how soon your house will be dried in after framing to ensure the structure is protected from the elements.

4. What responsibilities do I have as a homeowner during planning and construction?

No two builders are the same. Some builders require customers to handle permits, foundation, and occupancy permits. Some guide you from beginning to end, and others pick and choose everything in between. For this reason, it is crucial to know how much help, guidance, and involvement you will have from your builder. Since we are a design-build custom home builder, we take care of our clients from drafting, permitting, pre-construction planning, design, construction, and inspections to occupancy permits.

5. Does my home come with a warranty?

6. How did you get started in construction?

It has nothing to do with your wants and needs, but it is always an excellent way to get to know the people working on your dream home. This is a great way to understand if you are a good fit to start a very important professional relationship.
